Overpricing a home in the Lafayette, Louisiana real estate market can feel harmless… after all, you can always “come down later,” right? But in reality, pricing too high often costs sellers far more than they realize—and I’ve seen it happen firsthand in the Lafayette Parish luxury real estate market.
Not long ago, I was working with a highly qualified buyer in the Lafayette luxury homes market. He was serious, financially strong, and ready to move quickly if the right home came along. We toured a beautiful luxury property that checked many boxes—it was well built, well located, and had real potential in one of the most desirable areas of Lafayette, LA real estate.
There was just one problem: it was overpriced.
My buyer loved the house, but ultimately chose not to write an offer and selected another home to purchase in the Acadiana real estate market. Months later, we were discussing listings again, and the buyer brought up that original home. When I asked why he hadn’t pursued it, his answer was simple and telling:
“I didn’t want to offend the seller with what I thought was a low offer.”
What he viewed as a “low” offer was actually right on target for the Lafayette, LA housing market.
He told me he felt the seller would be insulted. Instead of risking an uncomfortable situation or a flat-out rejection, he decided to move on.
That seller never knew an extremely qualified, motivated buyer had quietly walked away—not because of the home, but because of the price in the Lafayette real estate market.
This is the hidden cost of overpricing.
When a home is priced too high in the homes for sale in Lafayette, LA market, buyers don’t always respond with negotiations. Often, they respond with silence. Many won’t bother making an offer at all, especially in the luxury market, where buyers tend to be well-informed and cautious about signaling disrespect or starting off on the wrong foot.
Overpricing can unintentionally send the message that a seller is unrealistic or unwilling to negotiate. That perception alone can stop buyers before the conversation in the Lafayette Parish real estate market even begins.
The truth is, pricing correctly doesn’t mean leaving money on the table. It means positioning your home to attract the widest pool of serious buyers, encourage confident offers, and create momentum. The goal isn’t to avoid negotiation…it’s to invite it.
